• Choose your model: room rental, shared housing, recovery-friendly, veteran-focused
• Business structure + insurance basics (general liability, property, professional liability if needed)
• House rules + resident agreement must-haves
• Fair Housing + reasonable accommodations (what to avoid)

 

 

 

0:30–0:55 (25 min) | Property + Operations Setup

 

 

• Property checklist: safety, bedrooms, occupancy limits, inspections
• Furnishing & household setup (starter list)
• Staff vs no-staff model (and when you need a house manager)
• Daily operations: schedules, curfew (if applicable), chores, visitor policy, incident tracking

 

 

 

0:55–1:20 (25 min) | Paperwork That Gets You Paid + Protected

• Security deposits and admin fees (when legal/appropriate)

• Referral intake workflow (same-day screening + bed confirmation)
